WINTER SEASON

General Maintenance:

  • Patrolling property, including waterways;
  • Snow removal (homes and cul-de-sacs); and
  • Ice Melt with ice storms and after snow removal.

Note: Priorities for snow removal begin with the cul-de-sacs and the steepest driveways. In emergency situations residents may call Vito at 914-949-8189 to request immediate assistance in snow removal.

Lawn Chemical Maintenance Program:

  • No Services

Tree Care and Pruning:

  • Field inspection is conducted annually and after significant storms
  • Scout program (3)
  • Mosquito control (1)

SPRING SEASON

General Maintenance:

  • Patrolling property, including drains and all waterways;
  • March spring cleanup of all Talcott property and private homes (all paper; bottles; cans; dead, dropping or fallen branches, leaves); and turning all planting beds;
  • Spot seeding:
  • Weekly mowing all lawns (2 1/2)”) edged and blown clean;
  • Application of Hollytone to shrubs;
  • Pre-emergent for weed control applied in all beds followed by the application of mulch.

Lawn Chemical Maintenance Program:

  • Application of fertilizer, pre-emergent, and weed and feed; and
  • 2 Spring applications of grub and chinch bug control

Tree Care and Pruning:

  • Field inspection is conducted annually and after significant storms
  • Scout program (3)
  • Mosquito control (1)

SUMMER SEASON

GENERAL MAINTENANCE:

  • Patrolling property, including waterways;
  •  Weekly mowing all lawns (2 1/2”), edged and blown clean;
  •  All beds, common and private, weeded weekly and kept clean.  Hard landscaping to
    be kept weed free as well;
  •  Shrubs and trees pruned up to a height of 10’; and
  • Stone wall at the entrance of Talcott hand washed

LAWN CHEMICAL MAINTENANCE PROGRAM:

  • Application of crab grass control and weed and feed

TREE CARE AND PRUNING:

  • Field inspection is conducted annually and after significant storms
  • Scout program (1)
  • Mosquito control (1)

FALL SEASON

GENERAL MAINTENANCE

  • Patrolling property, including waterways
  •  Planting beds turned and maintained, mowing lawns, and blown clean;
  • Weekly removal of leaves from fronts of homes and backs of homes every other week;
  • Power raking or aerating all lawns and seeding all areas in need
  • Seeding and aerating all lawns; and
  • Optional application of Holly-Tone.

LAWN CHEMICAL MAINTENANCE PROGRAM:

  • Application of fertilizer and weed killer.

TREE CARE AND PRUNING:

  •  Field inspection is conducted annually and after significant storms
  • Scout program (1)
  • Mosquito control (1)

As of January, 2023 the Gutter Cleaning program has been discontinued.

NOTE ON GENERAL MAINTENANCE


General responsibilities of Vito Luongo include:  weekly surveillance of property to insure safety, cleanliness and beauty; maintain all drains free of debris including street drains; safety hazards to be brought to attention of maintenance committee: recommend preventive maintenance services to protect property and plantings from disease, pests, etc.; organize walk-throughs, spring, summer, fall, and winter; to work with the maintenance committee in all maintenance matters; water cul-de-sac plantings as needed; maintenance of sprinkler systems; and keep the pond and its banks free of debris (Vito Luongo Landscaping Services, Inc.).

NOTE ON TREE CARE AND PRUNING BY CENTRAL TREE SERVICES


The Scout program provides field inspections of all trees and shrubs 8 times a year. When problems are found, chemicals are applied to treat or kill the pest or disease.  A written field inspection reports all trees and shrubs that are treated in each Scout. Mosquito Control  — Mosquito Dunks are placed in the pond, the stream, and the small catch basin between homes #7-#9, May through September, to help control the population of Mosquitoes (Daniel GretoCentral Tree Services, Inc. operates with a three-year contract).
